You are not required to sign a contract, but in paying your deposit you agree to the following terms and conditions:
Booking and Payment
To reserve the cottage you should make an enquiry confirming numbers of people, dates required and costs. Once these have been confirmed a non-refundable deposit of 30% of the total rent is due to secure the reservation. Once you have paid the deposit I will confirm receipt by email. This will be the final acceptance of the booking. You will be reminded by email of the balance due a few days before it is due.
The balance of the rent is payable not less than twelve weeks before the start of the holiday. If payment is not received by the due date I reserve the right to give notice by email or in writing that the holiday is cancelled and retain the deposit in full.
Full payment must be made if booking within twelve weeks of the start of the holiday.
Cancellation
If you need to cancel your reservation, your dates will be made available for re-rent through the usual marketing and advertising at the current rate. If successful in securing a replacement booking for the cancelled stay, all monies received will be credited back to you minus any administrative costs. For this reason guests must arrange their own travel insurance to include full cancellation cover. This insurance should also include sickness and health cover and all other insurances in advance prior to departure, for all the party’s personal belongings, public liability etc. since this is not covered by the owner’s or the Community insurances.
A cash security deposit of €200 per stay is required in case of damage to the property or its contents. I reserve the right to check over La Grange before your departure and refund the deposit or balance due within two weeks, but in most cases immediately. I point out that thanks to wonderful previous guests I have neither had to nor felt the need to exercise this right.
What does the price include? The accommodation and all utilities such as, gas, electric* and water. Bedding, cotton bed linen, bath towels, hand towels, pool towels are supplied. A baby travel cot, high chair and baby bath are available by request at no extra charge.
* Electricity is included in the price unless excessive use is noted at the end of your stay. On your arrival you will see in the welcome book the average amount of units used per week by guests (based on the coldest periods) with a generous 20% added on top. If the number of units is over this amount then I reserve the right to charge for them. I have never had to do this so far but have included this condition mainly to ensure that the electric heaters are used responsibly, for example switched off when you are out of the barn.
Arrival & Departure
You are required to arrive after 4.00 pm on your arrival date, and leave no later than 10.00am on your day of departure. I will do my utmost to accommodate any requests for flexibility with regard to access to La Grange on arrival and departure, but where there are concurrent bookings my ability to be flexible is limited as it normally takes two people 4 hours to clean La Grange thoroughly in preparation for the next guests. Therefore you are advised to avoid travel (flights/ferries/trains) with very early arrival and late departure times. Please enquire before your stay if you know you might require different arrival and/or departure times.
On arrival La Grange will be clean and tidy – having just been cleaned. You are required to leave it in a similar condition. We reserve the right to make a deduction from the security deposit to cover unnecessary additional cleaning costs if the La Grange or its contents are left in an unacceptable condition.
I reserve the right to give email notice of cancellation of reservations due to any unforeseen circumstances.
On receipt of your full payment directions to Basse Copette will be forwarded to you.
You and your party agree to be considerate guests and to abide by the house rules and to take good care of the property and its contents. You will be liable for any loss or damage arising during your stay.
You also agree to behave in a way which would not cause disturbance to any other people in neighbouring properties.
Children under 18 will not be allowed in the swimming pool area unless accompanied by an adult – at all times and even for the briefest of moments.
You will, without delay, report any defects to the property or any breakdown of equipment/appliances within the property. Repair and replacement will take place as soon as this is reasonably possible.
I will not be responsible or liable to the client for any temporary defect or stoppages in supply of public services to the property or for any loss, damage or injury from adverse weather conditions, riot, or any losses due to war, strikes or other acts of god beyond my control.
I will not be liable for any loss by theft or for any loss damage expense injury or inconvenience suffered by the client(s) whilst on or in any way connected with the property or by reason of any defect in the structure of the property, plumbing, electrical or water systems or any cause whatsover in connection with the property or failures in the supply of these utilities.
Under no circumstances will the liability to you exceed the amount paid in rental charges.
It must be noted, and is a condition of the booking, that all members of the party are deemed to have accepted the above terms and conditions and all take full responsibility for there own well-being, health and safety at all times. The person making the payment shall accept all liabilities for any and all losses, damages or injuries to themselves or any other third parties.
No variation to these conditions or promise of refund of money is valid unless in writing and signed by Thomas Dowson.
